Rent Recovery

Legal 4 Landlords have dedicated in-house licensed and certified bailiffs; we are specialists in recovering unpaid rents and dealing with debtors. Our services are tailored from over 30 years experience - when dealing with a debtor the key is to act swiftly.

Legal 4 Landlords have a streamlined in-house system meaning we act quickly in recovering the debt. The Legal 4 Landlords' debt recovery team will look at your situation and give you advice on the best route to recover the debt. Our rent recovery from bailiff service means that you are confronting the debtor and showing them that you are serious about collecting the debt.

Legal 4 Landlords' bailiffs will visit the debtor at home or possibly at a parent's address and enquire about the money owed. If the debtor has moved back home or is working they will generally co-operate to avoid any embarrassment.

The Legal 4 Landlords' bailiff will write to the debtor to explain the severity of the situation and give the debtor seven days to make payment before they are visited. Often the simple letter from the bailiff highlighting the visit is enough to have them pay or at minimum agree a suitable payment date.

The success rate depends on the tenant's circumstances. We will review the case before advising the best way forward, our success rate is 67%.

How many weeks' arrears does my tenant have to be in?

None, there can be many different reasons why we issue a Rent Recovery from the Debtor: rental arrears, property damage, noise or disturbance to neighbours, declining of maintenance checks.

Does the bailiff have to write to them before a visit?

No. If you would like our debt team to instruct the bailiff to visit the debtor immediately then we can, however experience has shown that this is the best route to success.

I haven't registered my deposit, can I still instruct Rent Recovery from the Debtor?

Yes. We would advise that you register the deposit immediately; this can be done on our website - search 'deposits' and register this online for a certificate number, then contact the team today to begin the process.

Do I need evidence before I issue a Rent Recovery from the Debtor?

Yes, we always recommend getting evidence or professional quotes of any work carried out.

This will save time in the long run and mean we can act faster to recover the debt.

What if the debtor doesn't respond?

If you don't get the required response from the debtor then we will look at the tenant's circumstances and advise you of the most suitable options available to you, generally court action.

How many times will the bailiff visit?

The Legal 4 Landlords' bailiff will visit the property up to 6 times if they don't get a response, however if they do get hold of somebody they will continue to visit the property until the debt is repaid.

Can the bailiffs remove any possessions?

No. The bailiffs require a court order to remove goods; however most people are unaware of this and will agree a payment to avoid the bailiff removing goods.
